When a local businessman decided to purchase a fairly new apartment complex as an investment, he started looking for a certified property management group. While he definitely wanted to be involved in some of the major decisions, he did not want to have to deal with the day-to-day issues that always accompany a large apartment complex. This particular complex has nearly 300 units, so he wanted a professional company that knew exactly what to do. That is where I came into the picture.
The company I work for has dozens of different clients, and I was assigned to oversee this particular complex because I am innovative and capable. That might sound like I am bragging, but I am just being honest. I have a way of going about things that produces results, especially in newer acquisitions like this. There are usually some growing pains as tenants transition from one owner to another, as policy does tend to change in some key areas. For me, I never look at this as a problem. I just get very creative and use all of the resources at my disposal to do the best job possible.
One of the things that I look at is an online journal that shows not only all the current trends but the headline news for our industry. I am able to see statistics, why some complexes fail, why some thrive, which amenities are the ones that the tenants are really wanting, and other things like that. My main focus is keeping the tenants happy, because that means less turnover, which means a more solid bottom line. Having access to all of this information is more valuable than nearly every other tool I have, because they include all of the things that people like me need to see. I am so excited about this new acquisition, and I am looking forward to making it my crown success story.
